Unusual Yields and Cash Flows

An unusually high cash flow rate, or a yield rate that is too low or too high (shown in the Entity Properties window) can reduce the reliability of the concluded value, because such extremes are not represented in real estate, REIT and other market data. A warning notice will have been generated if your project has generated any of these conditions. PVX will still conclude value, but you must take care to inform the user of such value that its reliability is reduced. It would be useful to change conditions such that the warnings are not triggered and observe the resulting value and discount conclusion, and then include both values in your report, calling attention to the difference as the effect of the specific unusual conditions.
